Maintenance Operative (Multi-Trader) - Agudas Israel Housing Association

Responsible to:    Maintenance Officer
Working hours:
Currently there is no flexi working in operation and the post-holder is required to work the following hours;
Monday to Thursday 8:00 am to 16:30 pm (Inclusive of unpaid 30 minutes lunch break) = 32 Hours
Friday 8:00 am to 14:30 pm = 6 Hours (Inclusive of unpaid 30 minutes lunch break) = 6 Hours
By prior arrangement and on rare and exceptional occasion/s, the post-holder may be requested to work out of hours.  For this time off in lieu (TOIL) will be awarded. 
Other: Company van will be provided after qualifying period. Alternatively, own car/van to be utilised to perform duties.

Job Summary
The post-holder will:
  • Carry out responsive/planned maintenance works within tenant’s homes or in communal areas. 
  • Carry out general maintenance works, be capable of organising and working on own initiative, and diagnosing and repairing faults.
Job Description

Primary tasks   
  • Carry out all allocated repair works orders and verbal instructions by the line management. 
  • Carry out day to day repairs within internal/external parts of the properties, including carpentry & joinery paving, plumbing, minor plastering, minor electrical works, brickwork repairs, floor and wall tiling, etc. 
  • Carry out painting/redecorating as directed by the line management, after repair works.
  • Undertaking other works, such as void works or assist other operatives as instructed, to complete lager tasks. 
Associated tasks   
  • Carry out general estate duties including maintaining and repairing footpaths, jet wash and clean the bin-stores, graffiti removal, putting up shelves & noticeboards, repairing fences and garden walls, changing lightbulbs, inspect and maintain estates services, etc.
  • Keep accurate time-sheet and full diary of day to day activities and works carried out.
  • Keep the work area clean and tidy at all times and safe removal and storage of tools and materials at the end of each working day.
Other Duties   
  • To report any maintenance and repair needs, when observed to the responsive repair team, so that appropriate order can be raised.
  • To order, collect or taking deliveries of materials following authorisation from the line management and maintain a simple inventory and monitor of stock use.
  • To ensure all jobs are completed within the agreed time-scale, and report back on a daily basis on completions.
Other Requirements
  • Working to a high standard with a degree of independence.
  • Undertake training as and when necessary as identified by the line management.
  • The post-holder is required to have a van / appropriate car for business use to carry materials, paints, ladders, etc. from site to site.  (copies of MOT, business cover insurance will be required on annual basis – appropriate business mileage will be paid)

Disclosure and Barring Service (DBS)
The post-holder will be subject to the Disclosure and Barring Service check. An offer of employment is subject to the completion of satisfactory check. 

Person Specification

Education /Training/Qualification  
  • Literate and numerate with a good standard of English language (essential)
  • Possession of NVQ / City and Guilds or relevant recognised in a building trade qualification/s (desirable)
  • Possession of CITB or similar, health and safety certificate/s in connection to building works (desirable)
Experience
  • At least two years’ working experience as a multi-trader in public or social housing / residential properties (essential)
  • Experience of working in a customer focused environment (desirable)
  • Experience of working on your own without daily site supervision (essential)
Knowledge / Skills / Personal Qualities & Other Requirements
  • Being competent in maintenance and fault finding and the usage of equipment, ladder, and relevant tools (essential)
  • The ability to carry out multi-trade building maintenance works (essential)
  • Willingness to be flexible and the ability to manage time effectively, ensuring all time-scales are met (essential)
  • Ability to communicate in a professional manner (essential)
  • Ability to organise and prioritise own workload and keep accurate records and returns (essential)      
  • Being fully aware of current H & S issues affecting various building trades and painting & decorating works in occupied premises (desirable)
  • Full valid driving licence (essential)
